Bac Ninh leases over 7.6 hectares to Aeonmall Vietnam for new shopping mall

BAC NINH - Authorities in Bac Ninh province have leased over 7.6 hectares of land to Aeonmall Vietnam Co., Ltd. for the development of the Aeon Mall Bac Ninh Tan Tien shopping centre, marking another step in the Japanese retailer's expansion in the country's fast-growing northern industrial hub.

The decision, signed by Vice Chairman of the Bac Ninh People's Committee Dao Quang Khai, grants Aeonmall Vietnam the right to lease 76,985 square metres of commercial and service land in Tan Tien Ward after the company acquired the entire real estate project from Newland Investment JSC under a transfer agreement signed on May 11, 2026.

The land lease will run until August 13, 2075, with the company making a one-off payment for the entire lease period under Vietnam's land regulations.

The Aeon Mall Bac Ninh Tan Tien project carries a total investment of nearly 4 trillion VND (152.1 million USD). It received its initial investment registration certificate in November 2025 followed by its first amendment in April 2026.

Provincial authorities had previously placed the project under Bac Ninh's 24/7 "green channel" mechanism, a fast-track administrative process designed to accelerate approval procedures and remove regulatory bottlenecks for strategic investment projects.

Under the latest decision, the provincial Department of Agriculture and Environment will oversee the on-site land handover, update cadastral records and revise the provincial land database.

Other agencies, including the Department of Finance, the Department of Construction, the Bac Ninh Tax Department and the People's Committee of Tan Tien Ward, have been instructed to supervise and guide the investor in fulfilling legal obligations related to investment, construction, land use, finance and environmental protection.

Aeonmall Vietnam is required to implement the project in line with approved plans, comply with Vietnamese laws governing investment, construction, land management and environmental protection, complete land registration procedures and meet all financial obligations arising from the project.

Aeon, one of Japan's oldest retail groups, has steadily expanded its presence in Vietnam. The company currently operates eight AEON MALL shopping centres across Hanoi, Ho Chi Minh City, Binh Duong, Hai Phong, Hue and Tay Ninh.

The Bac Ninh Tan Tien project is expected to add a modern retail and service destination to the rapidly developing Tan Tien urban area, supporting the province's broader strategy of attracting high-quality commercial investment alongside its manufacturing base.
