The project will be built on a 1.89-hectare site within the Southeast Bac Ninh Urban Area master plan.

It includes two 25-storey social housing towers with one basement level, offering a total construction floor area of about 71,043 square meters, excluding the basement and rooftop structures.

The two buildings are expected to accommodate about 1,230 residents.

In addition, the development will feature a 25-storey commercial apartment building with one basement, providing 345 apartments and housing for approximately 523 people.

The entire project will comprise about 1,173 apartments with a projected population of 1,753. Supporting infrastructure, including power and water supply, drainage, fire protection, telecommunications, landscaping and parking facilities, will be developed simultaneously.

The project has a preliminary investment value of more than 1.5537 trillion VND, excluding land-use and land-lease fees. Construction is scheduled to be completed within 36 months from the date of investment approval, while the project's operating term is set at 50 years.

The approval comes as Bac Ninh accelerates the development of affordable housing as part of its social welfare and economic development strategy.

The province aims to complete around 20,000 social housing units in 2026 and increase the total to about 135,002 units by 2030.
